1.9. Business facility Đakovštine (”Mimoza”), Đakovo, properties marked as land registry plots no. 1/2, 1/3, 4561/14, 4561/15, entered in the land registry folder no. 7803, all in cadastral municipality Đakovo, in description: land 8,373 m2 in size with a building of approx. 6,096 m2 of net usable space, located within the building area.

The properties are sold in existing “as is” state, either as registered ownership or non-registered ownership in the land registry.

Bidders may request, from the Central State Administrative Office for State Property Management (www.imovina-hr.hr or imovina@imovina-hr.hr ), for more detailed information regarding the zoning allocation of particular sites.

2. Bids must contain (only foreign natural persons or legal entities)
– name, surname and the residence of the bidder (for natural persons) or company name  with the registered seat of office, and registration number (for legal entities)
– copy of the identity card if the bidder is a natural person, or the resolution on registration in the court register for a legal entity
– offering price, the terms of payment and the means of payment
– evidence that a 5% deposit from the initial price has been paid on behalf of the National Budget of the Republic of Croatia, account no.: 1001005-1863000160, model 64, reference no. 9725-23528
– account details for the return of the paid deposit
– the validity period of the bid, details on the signatory for the property sale and purchase agreement.
Certificates should not be older than 60 days from the day of publishing of the public tender.

3. The criteria for the selection of the most eligible bid are:
– offering price
– overall eligibility of the bidder according to the delivered documentation
– terms of payment

4. Bids need to be submitted to:
the Central State Administrative Office for State Property Management, 10000 Zagreb, Ivana  Lučića 6/III, CROATIA.  
Bids need to be delivered by post with recorded delivery or by presenting them to the Writing Room of the Office for General Affairs of the Croatian Parliament and of the Government of the Republic of Croatia, in Zagreb, Trg Sv.Marka 2, within 45 days from the date of publishing of the public tender, in a sealed envelope marked with “DO NOT OPEN-BID FOR PUBLIC TENDER, REFERENCE no. 940-06/10-11/09 for the sale of the real property with ordinal no.__” and with the address of the sender indicated on the envelope.

The bids must be complete. Incomplete bids shall not be taken into consideration nor shall they be examined.
The bids which arrive after the expiration of due date for delivery shall not be opened and shall be returned to the bidders.

5. The decision on the most eligible bidder shall be made by the seller, the Government of the Republic of Croatia, namely, by the Committee for the State Property of the Government of the Republic of Croatia.  The paid deposit by the most eligible bidder shall be deducted from the purchase price, whereas the paid deposit of other bidders shall be returned to them. In case that the most eligible bidder decides to withdraw from entering into the sale and purchase agreement for the property or does not pay the agreed purchase price within the stipulated term, the deposit shall not be returned to such bidder. After the agreement has been concluded and after the stipulated purchase price has been paid, the most eligible bidder shall gain the right to register the title of the purchased property to his name without any further title restrictions.
The purchaser shall bear all the costs in relation to the signing of the agreement, the real property transfer tax and the costs of registering the title in the land registry. At any moment prior to entering into an agreement, the seller withholds a right not to accept any bid and withholds a right to revoke the public tender without any responsibility towards the bidders and without the need to provide any explanation as to the reasons for such decision.
